Our 200-unit community is not a single concrete block; it is spread across 25 separate two-story buildings. This layout ensures that every apartment feels less like a rental unit and more like a home, with easy access to green lawns, walking paths, and fresh mountain breezes. Whether you are a single professional working in town, a growing family, or a multi-generational household, we have a thoughtfully designed layout to fit your needs.

1-Bedroom Apartment

Compact, Efficient, and Breeze-Friendly

Our 1-bedroom floor plan is the perfect entry point for independent living in Kona. Designed with efficiency in mind, these units maximize every square foot of the approximately 400 sq. ft. layout. The open concept connects your living area directly to the outdoors, making the space feel larger and brighter.

  • The Living Space: The main living area flows into a compact but fully functional kitchen equipped with a gas range, range hood, and refrigerator.
  • Ground vs. Upstairs:
    • Ground Floor: Features durable vinyl flooring throughout, making it easy to sweep out sand after a beach day.
    • Second Floor: Features carpeted living areas for added comfort and sound insulation, often with better views of the coastline.
  • Outdoor Living: Every unit includes a private lanai (balcony or patio). It is the perfect spot for your potted plants or enjoying a morning coffee before heading down the hill for work.
  • Availability: These are limited—we have only 32 total units of this type.

2-Bedroom Apartment

With 144 units available, the 2-bedroom layout is the heartbeat of the La’ilani community. Offering approximately 620 sq. ft., this floor plan provides the essential separation between sleeping quarters and social spaces, allowing for different schedules within the same household.

  • Smart Design: The bedrooms are separated from the main living area, giving parents privacy in the evenings while children sleep.
  • Ample Storage: Both bedrooms come with generous closet space, and there is additional storage in the kitchen cabinetry.
  • Cooling & Comfort: To combat the Kona heat, we have installed ceiling fans in the living room and bedrooms. When combined with our elevation, this creates excellent cross-ventilation.
  • Best For: Small families, single parents with a child, or roommates looking to share costs while maintaining privacy.

3-Bedroom Apartment

Spacious Living for Larger Households

Finding affordable 3-bedroom rentals in Kona is incredibly difficult, which is why these units are our most highly sought-after assets. At approximately 840 sq. ft., these units offer the space required for larger families to live comfortably without feeling crowded.

  • The “2-Bath” Advantage: This is the only layout that features 2 Full Bathrooms. The master bedroom enjoys an en-suite private bath, while the second bathroom serves the other two bedrooms and guests. This is a game-changer for the morning rush before school and work.
  • Corner Unit Perks: Because these are larger, they are typically situated as corner units. This often means extra windows, more natural light, and sweeping views of Hualālai mountain or the ocean.
  • Occupancy: These units are strictly reserved for larger households (ideal for up to 6 people) to ensure our housing resources are used efficiently.

The "Utility Saver" Breakdown

We know that rent isn’t your only expense. Electricity rates in Hawaii are consistently the highest in the nation. La’ilani Apartments was built with specific features to keep your monthly utility bills significantly lower than older complexes in town.

1. Solar-Assisted Water Heating:

Water heating is often the largest portion of an electric bill. Every unit connects to our central solar system, which does the heavy lifting to provide hot water for showers and dishwashing, passing the savings on to you.

2.Mauka Elevation (~500ft):

We are located just high enough to catch the natural trade winds that sea-level condos miss. Most residents find they rarely, if ever, need air conditioning if they utilize their ceiling fans and open their windows for cross-breezes.

3.Gas Ranges:

For those who cook daily, our units feature gas ranges. Cooking with gas is not only preferred by chefs for heat control, but it is generally more energy-efficient than older electric coils.

Accessibility & ADA Options

We believe everyone deserves a comfortable and accessible home. We have designed specific units to accommodate residents with mobility needs.

  • Ground Floor Convenience: Many of our 1-bedroom and 2-bedroom layouts are located on the ground floor with flat-path access from the parking lot. This is ideal for Kupuna or anyone who cannot navigate stairs comfortably.
  • ADA Compliant Units: We have select units that have been specifically retrofitted for wheelchair accessibility. These feature wider doorways, lower counters, and safety grab bars in the bathrooms.
  • How to Request: If you require an accessible unit, please explicitly mention this on your application cover sheet so we can prioritize your placement on the appropriate waitlist.

Frequently Asked Questions (FAQs)

 

Yes, we do. We welcome applicants with Section 8 vouchers from the County of Hawaii. However, having a voucher does not automatically guarantee a unit; you must still meet our property’s specific resident selection criteria (including credit checks and rental history), and the voucher must cover the rent for the specific unit size you are applying for.

 

Every unit comes with one (1) assigned parking stall included in the lease. Honest Note: We know parking in Kona is a challenge. Because of our limited land area, we cannot guarantee a second stall for multi-car households. Guest parking is available but is strictly monitored to ensure residents have priority.

 

We generally maintain a No Pets Policy to ensure the comfort and quiet enjoyment of all residents. However, exceptions are strictly made for reasonable accommodations, such as Service Animals and verified Emotional Support Animals (ESA), in accordance with Fair Housing laws.

 

No, there are no washers or dryers inside the individual apartments. Instead, we provide 4 central laundry facilities conveniently spaced throughout the property. These are coin or card-operated. We recommend bringing your laundry in during “Quiet Hours” (10:00 PM – 8:00 AM) to respect neighbors living near the laundry rooms.

Location & Community Layout

We are located in the Kealakehe area, directly above the high school. Because our community is large (25 buildings across several acres), we recommend using the map below to find the best route to our Management Office.

Application Roadmap: How to Apply

Since our affordable units are in high demand, we use a fair and strict waitlist system. Here is the path to getting your keys:

  1. Download: Get the official application form from our Application Page.
  2. Complete: Fill out the form entirely. Ensure every adult (18+) who will live in the unit signs the document and that all initial income verification documents are attached. Incomplete applications are returned immediately.
  3. Submit: You can drop the application off in person at the Management Office located at 74-984 Manawale’a Street, or mail it to the address listed on the form.
  4. Waitlist: Once processed, you will be notified by mail when you are officially placed on the waitlist for your specific unit size (1, 2, or 3 bedroom).
